An independent investment real estate advisory firm built by people who understand properties from the inside out — engineers, operators, and advisors who have been on both sides of the table.
Khoury Connect grew out of a simple observation: the clients we served through our affiliated business brokerage practice almost always had commercial real estate in the picture — and they deserved the same quality of advisory on the real estate side that they were getting on the business side.
We’re built around advisors. Our team includes licensed engineers in electrical, mechanical, and structural disciplines; professionals with backgrounds in economic development, corporate finance, and manufacturing operations; and advisors who have built and sold their own companies. That bench of experience means we can evaluate a property the way a sophisticated owner should — not just the numbers on paper, but the systems, the infrastructure, the zoning, and the strategic fit.
We specialize in commercial, industrial, healthcare, land, and investment property — and we keep our client engagements intentionally select. The relationship matters more to us than the transaction volume. If a deal isn’t the right move for you, we’ll tell you that first.

Brian York is a commercial real estate advisor specializing in investment properties, mixed-use assets, adaptive reuse projects, owner-user opportunities, and strategic commercial real estate transactions across North Carolina and the Southeast.
Celebrating 25 years in the real estate industry, Brian brings an investor-minded and owner-minded perspective to helping clients navigate complex real estate decisions. He works with investors, developers, business owners, and entrepreneurs on acquisitions, dispositions, leasing strategy, redevelopment opportunities, and long-term portfolio growth.
Brian holds the Certified Business Intermediary (CBI) designation through the International Business Brokers Association and is a CCIM Candidate through the CCIM Institute. He is licensed as a real estate broker in North Carolina, South Carolina, and Georgia, and also maintains Life & Health and Property & Casualty insurance licenses.
Beyond brokerage, Brian has firsthand experience as an investor, business owner, and developer. He previously owned and operated two franchise real estate companies across multiple Mid-Atlantic states, managed a property management company, and successfully sold them for a profit. He has also personally owned a portfolio of more than 50 rental properties along the East Coast.
His real-world investment experience includes condo conversions, land development projects, property repositioning and improvement projects, renovations, flips, 1031 exchanges, and portfolio growth strategies. This hands-on background enables Brian to better advise clients from both an operational and investment perspective.
Brian believes commercial real estate is about more than buying and selling property — it is about helping clients build businesses, create wealth, grow portfolios, and position themselves for long-term success.
Outside of real estate, Brian enjoys spending time with his spouse and daughter. Together, they enjoy traveling as a family and exploring new places and experiences around the world.
Tony Khoury is the Founder & Owner of Khoury Connect and a licensed real estate broker in North Carolina. A licensed electrical engineer with over 30 years of business ownership experience, Tony evaluates industrial and commercial properties with a precision most brokers don’t possess — understanding building systems, infrastructure capacity, and permitting from first principles. He also serves as Founder & Owner of Transworld Business Advisors of Eastern NC, the affiliated business brokerage practice that gives Khoury Connect its cross-disciplinary depth.
Tony’s career has centered on privately held businesses across manufacturing, wholesale and distribution, construction, healthcare, and technology — sectors where the real estate, the operations, and the deal structure are deeply intertwined. That experience is the foundation of Khoury Connect’s advisory-first approach to commercial, industrial, healthcare, land, and investment property transactions.
He holds the Certified Business Intermediary (CBI) designation, the Mergers & Acquisitions Master Intermediary (M&AMI) designation — one of the most rigorous credentials in the M&A advisory profession — and the Certified Exit Planning Advisor (CEPA) designation from the Exit Planning Institute. He is a member of the International Business Brokers Association, the M&A Source, and the Carolina-Virginia Business Brokers Association. Tony holds an undergraduate degree in Electrical Engineering from Youngstown State University and an MBA from Duke University’s Fuqua School of Business.
Under his leadership, Transworld of Eastern NC was recognized in 2024 as one of the top 10 offices out of nearly 250 globally, earned the Circle of Excellence Award, and Tony and his wife Jarma were inducted into the Transworld Hall of Fame.
Tony has a strong commitment to the communities of Eastern North Carolina. He serves as Vice Chairman of the Board of Directors of the NC East Alliance, a 29-county regional economic development nonprofit; on the Board of Trustees of ECU Health Medical Center, appointed by the Pitt County Commissioners; and on the advisory board of the North Carolina SBTDC (Small Business Technology Development Center). His passion for the region is reflected in everything Khoury Connect does — attracting investment, preserving legacy businesses, and helping owners make decisions that build long-term value.
Tony has been married to his wife Jarma for over 30 years. They have three children — Ely, Bryn, and Gabby. Outside of work, Tony enjoys traveling, good food, cycling, and astronomy.
Sean Rollins is a licensed North Carolina real estate broker and a Senior Business Advisor with the affiliated Transworld Business Advisors of Eastern NC. An active real estate investor with his own portfolio of holdings, Sean brings the rare perspective of someone who has actually deployed his own capital into the market — a depth of experience that informs how he advises Khoury Connect clients navigating their own real estate decisions.
Sean’s professional journey began in the corporate world, where he led teams and managed operations for a Fortune 500 company. That experience sharpened his skills in finance and leadership, but he ultimately transitioned out of the corporate environment to follow what he calls his true passion — helping others achieve their business and investment goals.
Over the years, Sean has owned and operated several small businesses, become a licensed North Carolina real estate broker, and earned the designation of Certified Franchise Consultant. He has also built and continues to manage his own portfolio of real estate holdings, giving him a well-rounded perspective on the marketplace — and a genuine understanding of what’s at stake when clients put real capital to work.
Since joining Transworld of Eastern NC in 2019, Sean has successfully facilitated the sale of businesses across a wide range of industries — including automotive, restaurants, retail, transportation, supply and logistics, distribution, healthcare, and service enterprises. Whether guiding entrepreneurs toward their next venture or helping sellers navigate major transitions, Sean is committed to building lasting relationships and pursuing transactions that work for everyone involved.
In 2024, Sean contributed to Transworld of Eastern NC being recognized as one of the top 10 offices globally. His individual recognitions that year included the Transworld President’s Club Bronze Award and acknowledgment among the firm’s leading business advisors.
Sean is deeply engaged in the next generation of Eastern NC entrepreneurs. He volunteers with East Carolina University’s Entrepreneurs in Residence (EIR) program, providing expertise, mentorship, and guidance to student founders, and he has presented at the ECU Business Leadership Conference. His passion for the region’s economic future is reflected in everything he does — both with clients and with the students who will one day build and lead the businesses he advises.
A married father of three, Sean has chosen to raise his family in Eastern North Carolina because he truly believes in the promise and potential of the region.
Jarma Khoury is Co-Owner of Khoury Connect and a licensed North Carolina real estate broker. A Clemson-trained mechanical engineer with decades of professional experience across engineering, pharmaceutical, and real estate sectors, Jarma leads the firm’s community and brand relations — representing Khoury Connect and the affiliated Transworld Business Advisors of Eastern NC across the events, partnerships, and community engagements that define the firms’ presence in Eastern NC.
Jarma’s career spans over 30 years. She holds a Mechanical Engineering degree from Clemson University and began her professional career as a manufacturing engineer with a Fortune 100 publicly traded company. Her real estate experience runs deep, with years of hands-on practice alongside several established firms in Greenville and Eastern North Carolina before joining Tony in building the family’s brokerage and advisory practice. She remains an active licensed real estate broker and participates directly in client engagements as needed.
Jarma previously served as Khoury Connect’s Real Estate Broker-in-Charge, providing brokerage oversight not only for the firm itself but also for the affiliated Transworld of Eastern NC team — whose real estate licensure operates under Khoury Connect’s brokerage. That regulatory leadership role required both technical knowledge of NC real estate law and the trust of every licensed broker operating under the firm.
As Director of Community & Brand Relations, Jarma is the face of Khoury Connect and Transworld of Eastern NC across the region’s business community. She cultivates partner relationships, represents the firm at professional and civic events, and leads broker recruitment — building the relationships and reputation that sustain a highly relational advisory practice. Together with Tony, she was inducted into the Transworld Hall of Fame in 2024, recognizing the firm’s exceptional performance and the leadership they have brought to building one of the top 10 Transworld offices globally.
A lifelong resident of Eastern North Carolina, Jarma is committed to the region’s growth and to the community that has been home for her family throughout her career. She and Tony live in a renovated loft in Downtown Greenville. Outside of work, Jarma enjoys traveling, good food, and playing and watching tennis.
Tom Morse is Director of Operations at Khoury Connect and at the affiliated Transworld Business Advisors of Eastern NC. A mechanical engineer with over 25 years in product design, manufacturing, operations, and capital project management, Tom designs and runs the systems that allow Khoury Connect’s brokers to deliver consistent, high-quality client work — from analytical tools and transaction workflows to organizational alignment across both firms.
Tom’s career spans startups, public and private international corporations, and small businesses, including inventing his own product and launching his own company. That operator’s experience shapes the way he approaches firm operations: every system he builds is designed to free advisors to do their highest-value work for clients, not to generate process for its own sake.
At Khoury Connect, Tom is the architect of the firm’s internal infrastructure — the client engagement frameworks, the analytical toolkits, the data systems, and the reporting deliverables that give Khoury Connect its institutional rigor. He works closely with the brokerage team to translate advisory thinking into repeatable, transparent processes that clients can trust.
Tom holds the Certified Business Intermediary (CBI) designation through the International Business Brokers Association — one of the most rigorous credentials in the business advisory profession. He is an active member of the IBBA and the Carolina Virginia Business Brokers Association (CVBBA), where he has served on the Bylaws Committee (2024) and the Conference Committee (2025), and he is a member of the M&A Source.
Tom is deeply engaged in the region’s economic development. He serves on the Board of Directors of Invest Greenville (formerly the Greenville ENC Alliance), the public-private partnership focused on economic growth across Greenville-Pitt County. He also serves on the Advisory Board of the Small Business Technology Development Center (SBTDC) at East Carolina University, supporting small and mid-sized businesses across a twelve-county region of Eastern North Carolina.
In 2024, Tom contributed to Transworld of Eastern NC being recognized as one of the top 10 offices globally. His individual recognitions that year included the Transworld Platinum Award, the President’s Club Award, Executive Club status with the M&A Source, and the IBBA Chairman’s Circle Award.
Tom holds a Master of Science from the University of Tennessee at Knoxville and a Bachelor of Science in Mechanical Engineering from Southern Illinois University.
A longtime resident of Eastern North Carolina, Tom and his wife Heather raised their children, Anna and Jack, in the region. Outside of work, you’ll find him reading, running, spending time with family and friends, or finding ways to lend a hand in his community.
